Property description

This spacious cabin was built for entertaining guests and is located inside the Coosawattee River Resort just 3 miles from town. You'll find a large flat circle drive, with plenty of parking area and attached garage.

This welcoming riverfront home offers easy entrance to the river, large fire ring with 2 benches, dock on the river, open and covered decks, porches and patios, giving you plenty of space to relax and watch the abundant wildlife.

Peak Seasons/Minimum Nights:

  • Two-night minimum stay during non-peak.
  • Three-night minimum stay for Memorial Day Weekend, 4th of July, Labor Day Weekend, Apple Festival, Thanksgiving, Christmas and New Years.
  • All cabins are Non-Smoking and there are no 1 night rentals.

Children & Extra Adults:

  • Children 12 and under stay FREE in all cabins!

                    Booking terms

                    TERMS AND CONDITIONS

                    The rights and obligations of the parties to this agreement are defined by law and include unique provisions permitting the disbursement of rent prior to tenancy and expedited eviction of Tenants. Your signature on this agreement, or payment of money, or taking possession of the property after receipt of this agreement, is evidence of your acceptance of the agreement and your intent to use this property for a vacation rental.

                    PLEASE REVIEW THE FOLLOWING INFORMATION CAREFULLY!

                    In consideration of the payment and security deposit received, the Owner of the subject Property, through Stressbuster Vacational Rentals dba Stressbuster Cabin Rentals, the Agent, does hereby lease and rent to the Guest the certain Property described within for the following terms and conditions:

                    IDENTIFICATION


                    For the purpose of this Agreement the Guest, Renter, or Tenant shall be referred to as “Guest,” whether singular or plural. “Guest” refers to the initial credit card holder who made the reservation. The “Guest” is responsible for all persons and pets at the “Property” including “Visitor(s)”. Any person on the “Property” not named on the reservation is referred to as “Visitor.” Cabin and/or the surrounding property shall be referred to as “Property.” The term “Agent” refers to Stressbuster Vacation Rentals dba Stressbuster Cabin Rentals. The term “Owner” refers to the owner of record of the Property. The “Agreement” includes the specific Property address, Property name, occupancy dates, rental charges, due dates, and associated fees.

                    RULES, REGULATIONS, and POLICIES

                    By signing this Agreement, the Guest certifies that he/she has read, understands, and will abide by all rules, policies, regulations of this Agreement, Stressbuster Cabin Rentals, and those peculiar to the subject Property, including but not limited to any and all Resort or Home Owner’s Association rules, and fees, and all city, county, and State ordinances. Additional policies may be posted at the Property. Guest understands and agrees that failure to abide by the above stated may result in expedited eviction and loss of all monies without recourse or refund.

                    RESERVATION

                    Guest making a reservation must be at least 25 years old and by submitting their reservation they are confirming that they are 25 years old or older.

                    All cabin rates per night are based on 2 Adult Guests. Additional Adult Guests of this cabin are charged $15.00 per night per extra adult. Children 12 and under stay free in all cabins. All children ages 13+ will be charged at the extra adult rate of $15.00 per night.

                    Guest acknowledge and agree that the moment Guest give Agent or PayPal their credit card information, Agent is authorized to charge said credit card for the rental amount agreed upon including any additional guest fees, cleaning fees, pet fees, gate fees and 15% lodging tax. Full amount of the reservation deposit is charged at time of booking to a valid credit card. For Guest not booking online, personal check, certified check, or money order may be considered for payment but not guaranteed. Please contact us for more information.


                    Guest paying via personal check, certified check, or money order is responsible for any returned check fees and subject to any penalties under law.

                    Payment must be in U.S. Funds. Credit card must be active for 6 months after departure date. All payments must clear the bank before being posted; Please allow sufficient time for delivery. Agent accepts PayPal, MasterCard, Visa, and Discover.

                    Reservation confirmation will be sent via e-mail if booking online. All other reservation confirmations will be sent via fax or mail. Please read the confirmation for accuracy: occupancy dates, pricing, mailing address, phone/email contact information, and any other accommodation requests. Information changes and/or errors should be reported within 24 hours of confirmation.

                    CANCELLATION OR RESCHEDULING BY GUEST

                    All cancellations, rescheduling, or changes must be submitted in a timely fashion via e-mail according to the following terms:

                    • 30 days from arrival date - total deposit is returned
                    • 15-30 days - half of deposit is returned
                    • 14 days or less to arrival date -no deposit returned - Full amount of rental including per night rental rate, additional guest rate, pet fees, cleaning fee, gate fee, and taxes will be charged


                    All eligible refunds will be issued to the credit card on file. If you have paid by check or money order, eligible refunds will be in the form of a check sent via United States Mail. Refunds will only be sent after funds have cleared the bank.

                    CANCELLATION OR RESCHEDULING BY AGENT

                    If the rented Property becomes unavailable prior to your arrival, the Agent will make every effort to substitute a reasonably comparable Property that you agree to. The Agent will notify you of this circumstance as soon as we are aware of it. If we are unable to substitute a reasonably comparable Property, the Agent will refund 100% of your payment. In the event of a cancellation or substituting of a comparable Property, neither the Agent nor the Owner will be liable for any damages of any sort incurred by the Guest as a result of such cancellation or substitution. In the case of a substitution of a comparable Property, the Guest agrees to pay any increase in rental charges associated with the new Property.

                    EARLY DEPARTURE OR NO SHOW

                    In the event of a late arrival, early departure, or Guest do not show Guest are responsible for the full booking as originally reserved. No refunds or rebates will be given.

                    VISITOR POLICY

                    Visitors are not allowed at the Property without prior approval from the Agent. If prior approval is given, Guest is responsible for the Visitor’s conduct and Guest agree to pay for any damages resulting from the Visitor. Neither the Guest nor Visitor may hold the Agent or Owner responsible for any risk associated with the Property. Violation of this Visitor Policy will result in expedited eviction of Guest and Visitor without refund.

                    CHECK- IN/ CHECK-OUT PROCEDURE

                    After payment has been received in full, directions to the Property and lock box information where you will find the key will be e-mailed to you. Please use the directions and do not depend upon GPS; as it will often take you to the wrong location.

                    Early arrival or late check-out may be available with advanced notification and will be subject to additional fees depending on duration. This option cannot be guaranteed.

                    CHECK-IN begins at 3:00 p.m. on the date of your arrival as indicated on your Reservation. Please do not arrive early as preparations for Guest arrival may still be on-going and there is limited parking at certain properties. Workers need the uninterrupted time to prepare for Guest arrival.

                    In unusual circumstances it may be necessary to delay occupancy beyond 3:00 p.m. to ensure that the Property is prepared. No refunds or discounts will be considered in the unlikely event of such a delay.

                    CHECK-IN DUTIES:

                    • Park only in the driveway. Driving or parking on lawns may cause busted pipes and damage to the lawn.

                    • UPON ARRIVAL, PLEASE INSPECT THE PROPERTY AND E-MAIL AND CALL WITH INFORMATION CONCERNING ANY DAMAGES OR NON-WORKING ITEMS. Should you later have an issue with a non–working item, please e-mail and call. An effort to resolve the issue will be made, however, refunds will not be given. It is asked that you e-mail and call as to make sure that the information is received as quickly as possible. If you find damages or a non-working item after 9:00 p.m. and it can wait till morning, please wait till 8:00 a.m. before calling.

                    • Do not adjust air below 70 degrees Fahrenheit. Air or heat should be set to “auto” and not to “on”. Not following these instructions could result in the air conditioning unit freezing and resulting in costly repair bills.

                    • Only flush toilet paper in toilets. Wipes and other items that claim to be flush-able may cause a backup of the septic system.

                    • Furniture is not to be moved.

                    • Do not leave food or trash on screened decks because animals will tear the screen to reach the food.

                    • In the event that you have rented more than one property, all items are to remain at the property where you found them.

                    • Fireplaces and Fire pits should be used with care. Never rearrange or tamper with gas logs. Follow the instructions for using fireplaces. In the event that you cannot find the instructions, please call. Do not turn gas pilot lights off. Do make sure the damper or flue is open. Do not over load wood fire places or pits. We recommend no more than 3 pieces of wood at a time. Do not leave any fire or hot ashes unattended.

                    • Do not disarm smoke detectors. All Properties are non-smoking inside the cabin.

                    • Please make sure you have read the reasons why your Security Deposit may not be returned.

                    CHECK-OUT is no later than 11:00 a.m. on your departure date. A late fee of $50 for the first hour will be charged after a 5 minute grace period. Check-Outs after 12:00 p.m. will be charged an additional full nightly rental rate. Check -Out is completed when all persons and their personal belongings are gone from the Property. This means the cabin and the property the cabin is on must be vacant of all Guest and their belongings. The following procedures must be completed:

                    CHECK-OUT DUTIES:

                    • Personal belongings - Check drawers, closets, and under beds for all your belongings.

                    • Please leave the sheets on the beds and leave the used beds unmade so we can quickly identify which beds are dirty. If you use a hide-a-bed, please leave the dirty sheets on top of the sofa.

                    • Place used towels & wash cloths in the washer or the nearest shower to the washer.

                    • Dishes, pans, & utensils are clean.

                    • Coffee makers - all coffee makers are unplugged.

                    • Stove/Oven- Stove and oven are off, toaster ovens are unplugged.

                    • Heat is set to auto 55 in Winter; Air is set to auto 80 Summer.

                    • Fireplaces - Gas fireplaces are turned to pilot. Wood fireplaces are no longer smoking or have a fire and the damper is closed.

                    • Furniture, life jackets, games & toys are returned to the same location where you found them. Furniture should not have been moved.

                    • Passes are returned to the same location where you found them. An $85-$100 fee will be charged for missing, lost, damaged or stolen passes.

                    • Hot tub cover is on hot tub.

                    • Fire pit - All fires are completely out.

                    • Grills are cool and grill cover is on. Gas is turned off to gas grill.

                    • Trash including unwanted food and drinks are in a tied bag in the outside can. Failure to do so will result in a $100 Fee for loose trash in the trash cans and/or loose trash on the ground.

                    • All doors & windows are locked.

                    • The key is back where you got it. To prevent unauthorized persons from opening the lock box and taking the key; roll the numbers to anything other than the code you were given or press the 'Clear' button.


                    SECURITY DEPOSIT


                    The Property will be carefully inspected upon Guest departure. Within 7 business days after departure, the security deposit will be returned unless damages, charges, or fees have occurred. If damages, charges, or fees have occurred, Guest will be informed via e-mail on file (in writing via United States Mail, if no e-mail is on file) within 7 business days. As soon as possible, any damages will be addressed and appropriate action will be taken. Damages, charges, or fees will be deducted from the Security Deposit and the remainder will be returned. Any damages, charges, or fees greater than the Security Deposit will be charged to the card on file. The Agent and/or Owner will pursue all rights by law to collect all monies owed for damages, charges, or fees. Should the Agent or Owner be forced to resort to the employment of legal counsel, litigation, or professional collection services in the collection of any amounts due to the Agent or Owner under this Agreement or defend an action under this Agreement, the Guest shall be responsible for all costs associated with such. In the event of a lawsuit or other legal proceeding, all parties agree that such actions shall be held in the Gilmer County Superior Court, Georgia.

                    Damages, charges, and fees for which security deposit funds may be withheld or that monies may be acquired include, but are not limited to: failure to abide by this agreement; damages; missing Property items; unpaid fees, charges, or taxes; non-returned or missing keys; non-returned, damaged, or missing Property passes; excessive cleaning requirements; damage or excessive cleaning attributable to pets; damage or cleaning due to tobacco or drugs; long distance or per charge telephone calls; television charges incurred by the Guest; lighting of gas pilot lights due to Guest turning them off; trash not bagged and placed in the outside trash cans; cutting or damaging trees; removing or defacing rocks or other landscaping; disconnecting television, internet, DVD, or computer cables; changing or adding WIFI passwords; entering or attempting to enter locked doors or locks that Guest were not provided a key for; allowing soap, glass, or pets to enter the hot tub; not putting the cover on the hot tub; not keeping the hot tub with the correct amount of water in it; operating the air conditioner and fireplace at the same time; turning the air below 70 degrees Fahrenheit; operating the air conditioner or heat while the windows or doors are open; leaving the windows or doors open or unlocked; failure to leave the heat set to auto 55 at departure; leaving the water running at a Property; clogging the plumbing pipes by putting anything other than toilet paper in them; driving any vehicle, motor bike, ATV, or UTV onto the lawn; moving furniture; extra persons at the Property without prior approval; late check-out; pets, extra pets, or unapproved pets at the Property without prior approval, any and all damages to the Property, common areas, or surrounding areas caused by the Guest, their guest, or Visitor.

                    PETS

                    Properties allowing pets are limited to housebroken domestic animals. The rental rate will increase by $30 per pet per stay, not per night, as a nonrefundable fee on all reservations allowing a pet. There is a 2 pet limit per cabin. Pets are not to enter the hot tub, bath, shower, or sink and Guest agrees to pay a minimum of $200 if an animal enters the hot tub, bath, shower, or sink. Guest agrees to pay for any damages caused by pets. Scratches, chewing, and/or stains on walls, doors, windows, flooring, furniture, or linens are considered as damage. Guest agrees to properly clean the Property prior to check-out. Guest should not allow pets on the beds or other furniture. Guest agrees to clean up all pet excrement from interior and exterior of the property. Guest agrees to be in full control of pets at all times and to take full responsibility for pets. Guest agrees to disclose the species, breed, and weight of each pet and agrees the Agent may refuse to allow pet occupancy on any of these grounds.

                    A pet of any kind on the premises including exterior, decks, garages, etc. of a non-pet Property is prohibited and is grounds for expedited eviction of the pet(s) and all persons without refund for all monies paid or owed. Guest agree that a violation of the pet policy will result in fees of not less than the security deposit and include cost associated with pest control, carpet cleaning or replacement, furniture cleaning or replacement, and other damages. Proof of pet removal must be provided by the Guest when violation has occurred if occupancy is to continue.

                    REFUNDS POLICY-EQUIPMENT MALFUNCTION/NUISANCES

                    The Agent will make every effort to ensure that Guest stay is safe, comfortable, and enjoyable. The Agent cannot guarantee that the Guest vacation stay is flawless or that the Property and its amenities are flawless. However, the Agent will make reasonable efforts to respond to deficiencies and malfunctions in the Property and its amenities.

                    Guest understands and agrees that NO refunds, discounts, or transfers will be made for any reason other than those specifically provided for in this Agreement. Additionally, Guest agrees that NO refunds, discounts, or transfers will be granted for the malfunction of any appliance or amenity, adverse weather, mechanical breakdowns, or other adverse circumstances beyond our control. Further examples of circumstances which DO NOT warrant any refund, discount, or transfers include but are not limited to: breakdown of air conditioners; fireplaces, hot tubs, TV’s, VCR’s, DVR’s, DVD’s or other electronics or appliances which malfunction, disruption of use or access to resort amenities; disruption of utility services including cable, internet, water, electric, gas, satellite; lack of gas for a gas grill, lack of lighter, lack of wood, a Property not decorated/accommodated/improved/updated to Guest taste; noisy neighbors. The incidental presence of pests or bugs which do not render the Property unfit or uninhabitable will not present cause for refunds, discounts, or transfers. No refunds will be granted for occasions when actual Property furnishings are different from those advertised.

                    LOCK OUT and MISSING KEY POLICY

                    A lock out of Guest from a cabin will result in a $25 fee and will be charged to Guest credit card. Keys not returned will result in the changing of the door locks and Guest will be responsible for the associated cost.

                    HOT TUBS

                    Guests understand that hot tub usage is at their own risk and will not hold the Agent or Owner responsible for any injuries, illness, or death resulting from use of the hot tub. Neither agent nor Owner will assume responsibility for supervising the existence, frequency, or adequacy of hot tub maintenance. All children must be accompanied by a responsible adult. Babies, infants, and pregnant women are not allowed in the hot tub. Do not turn hot tub above 104 degrees Fahrenheit. Limit hot tub sessions to 15 minutes maximum. Do not use hot tub while under the influence of alcohol or drugs (including prescription drugs.) No alcohol, glass, soap, animals, diving, diapers, or urination are permitted in hot tubs; Guest agrees to pay a minimum of $200 if evidence of any of it is found in the hot tub. Guest agrees to keep adequate water in the hot tub to prevent damage. If Guests request an additional cleaning of the hot tub during their stay, Guests agree to an additional charge of $50.

                    TELEPHONE USE/ PAY PER VIEW/ INTERNET

                    Properties are equipped with “call blocking service” which blocks long distance or collect calls. Guest understands that not all Properties have telephone service. Pay per View is prohibited. If charges are incurred the Guest will be charged the fees along with a $50 service fee. Guest agrees internet access is limited to lawful use and downloads. Violators are subject to prosecution, civil action, fine and fees. Guest agrees to not change or add passwords to the WIFI, TV’s, computers, or other electronic devices; and in doing so Guest agrees to pay a minimum fee of $100 for each device that has been altered. Guest agrees to not disconnect TV, DVD, computer, or other electronic cables; and in doing so Guest agrees to pay a minimum $100 fee for each device that has been disconnected. Guest who choose to use Internet; Amazon, Netflix, etc. are using it at their own risk. Guest agree to close out all accounts and will not hold the Agent, Owner, or past guest responsible for any loss due to their own failure to close out accounts, or remove passwords and/or other personal information.

                    EXPEDITED EVICTION

                    Any Guest who leases residential property subject to a vacation rental agreement for 30 days or less may be evicted and removed from the Property in an expedited eviction proceeding brought by the Agent or Owner if the Guest does one of the following: (1) Holds over possession after his or her tenancy has expired. (2) Has committed a material breach of the terms of the vacation rental agreement that, according to the terms of the agreement, results in the termination of his or her tenancy. (3) Fails to pay rent as required by the Agreement. (4) Has obtained possession of the Property by fraud or misrepresentation. (b) Only the right to possession shall be relevant in an expedited eviction proceeding, if the tenancy is longer than thirty days.

                    PERSONAL PROPERTY

                    Neither the Agent nor Owner will be held responsible for personal Property during your stay or for items left behind following departure. Please call and e-mail immediately to report items left behind. If items are located, Guests requesting the return of any items will be required to pay shipping costs upfront prior to shipping.

                    FIREARMS

                    Absolutely no firearms of any kind are allowed at the Property and most resorts, if not all resorts, prohibit firearms.

                    TAXES

                    All taxes are at the rates applicable at the time of the Rental Agreement. The tax rates may change without notice and increases will be the responsibility of the Guest.

                    GATE ACCESS FEES

                    All gate access fees are applicable at the time of the Rental Agreement. The gate access fees may change without notice and any increase will be the responsibility of the Guest. The increase will not be more than an additional $25 fee. It is understood that gate access fees are fees collected by the Agent for the resort or association in which the Property is located and does not mean that you will receive a gate pass but will receive access to enter the gate.

                    SMOKING POLICY

                    All Properties are non-smoking inside the cabin. All cigarette & cigar butts are to be kept outside and placed in a tied trash bag in the outside trash can after extinguishing. Violation of this policy will result in the loss of your security deposit. Damage to indoor or outdoor furniture, cushions, rugs, decks, hot tubs, hot tub pillows, and hot tub covers, etc. by smoking will be charged as any other damage and any damage greater than the security deposit will be charged to the Guest card on file.

                    BEHAVIOR AND DISORDERLY CONDUCT

                    Respect the neighbors and their property. If neighbors report a noise complaint or that you are on their property, Agent may terminate this Agreement, Guest shall vacate Property immediately and forfeit all monies paid.

                    Drinking of alcoholic beverages by persons under the legal age of 21 years of age is not allowed. Illegal drug use is strictly prohibited. Should a Guest, Licensee of Guest, or Visitor be arrested for underage drinking or use of illegal drugs while at the Property or should Agent or staff of Agent observe this behavior this Agreement will be terminated and the Guest, Licensee of Guest, and Visitor will be evicted at the discretion of the Agent.

                    ERRORS AND OMISSIONS

                    While the Agent makes every effort to ensure that information published for a Property is current, occasionally we are not fully informed of changes made by the homeowners or changes to the Property have not yet been reflected in Property information publications. The Guest understands that neither Agent nor Owner will be held responsible for such changes, variations, omissions, or errors relating to the subject Property.

                    RIGHT OF ENTRY

                    Guest agrees that the Agent and/or Owner reserve the right to enter the Property to conduct an inspection at any time or for any reason.

                    INDEMNIFICATION AND HOLD HARMLESS

                    Guest agrees to indemnify and hold harmless Agent and the Owner from and against any liabilities, theft, damage, cost, or expense whatsoever arising from or related to any claim or litigation which may arise out of, or in connection with Guest use and occupancy of the Property. This is including but not limited to, any claim or liability for personal injury, death, or theft of property which is made, incurred or sustained by Guest. The terms “Agent and Owner” as used in this Agreement shall include their heirs, successors in interest, assigns, employees, agents, and representatives where the context requires or permits. The terms Guest, Licensee of Guest, as used in this Agreement shall include Guest, heirs, successors, assigns, guests, invitees, Visitor, representatives and other persons on the Property during the Guest occupancy (without regard to whether such persons have authority under this Agreement to be at the Property, where the context requires or permits).
